Hard Money Lenders of Salt Lake City (“we,” “us,” or “our”) is a lead-generation service operated by Lead Skills, LLC. We are not a lender. We connect borrowers with participating hard money lenders who may be able to provide financing. Because we handle nonpublic personal information in connection with a financial product or service, we treat our data practices as subject to the Gramm-Leach-Bliley Act (“GLBA”) and related privacy and safeguarding rules. This Privacy Policy explains what we collect, how we use it, when we share it, and the choices you have.

Property and Investment Information

  • Property address, property type, and project description

  • We do not request Social Security numbers or full financial account numbers through this website

Usage Data

  • Pages viewed, referring URL, approximate location, browser and device information, and information collected by cookies and similar technologies

Communication Records

  • Records of your submissions, calls, texts, emails, and consent elections (including timestamps of your TCPA consent)

2. How We Use Your Information

We use your information to operate and improve our service, including to:

  • Match your inquiry with one or more participating hard money lenders who may be able to provide financing
  • Communicate with you about your inquiry and our service
  • Maintain records of consent, prevent fraud, secure our systems, and comply with law
  • Measure performance, improve the site, and tailor content

3. How We Share Your Information (GLBA Disclosure)

Consistent with GLBA and its implementing regulations, we share nonpublic personal information as described below.

  • Participating Lenders: When you submit an inquiry, we share your information with one or more participating hard money lenders so they can evaluate and respond to your request. A current list of participating lenders is available upon request.
  • Service Providers: Vendors who provide hosting, analytics, email and SMS delivery, CRM, security, anti-fraud, and similar services on our behalf, under contractual confidentiality and use restrictions.
  • Legal and Safety: When required by law, subpoena, court order, or to protect rights, property, or safety of users or others; to comply with regulatory inquiries; and to investigate fraud or abuse.
  • Business Transfers: In connection with a merger, financing, acquisition, reorganization, bankruptcy, or sale of assets, information may be transferred as part of that transaction.

We do not sell your personal information.

4. Your Right to Limit Sharing

Submitting an inquiry through this website authorizes us to share the information you provide with one or more participating lenders for the purpose of responding to your request. This sharing is necessary to deliver the service you are requesting.

To limit further sharing for marketing beyond responding to your inquiry, or to ask that we stop sharing your information with additional participating lenders, contact us using the details in Section 10. You may also:

  • Reply STOP to any text message to opt out of SMS
  • Ask to be removed from phone or email outreach by calling or emailing us

5. Data Security

Consistent with the FTC Safeguards Rule under GLBA, we maintain an information security program with administrative, technical, and physical safeguards designed to protect the confidentiality, integrity, and availability of customer information. Our program includes, as appropriate:
